Access statement for Beckfords View Bed and Breakfast

Introduction

Beckfords View is a brand new detached property located in the World Heritage City of Bath and is the perfect place to stay whether you are visiting for business or leisure. Located in the Lansdown area we are a 25 minute walk to the town centre or a 10 minute bus ride. Beckfords View is situated on a hill which is steep at times.

We offer three guest rooms; one super king (can be converted into a twin) and two double rooms with king size beds. All rooms are offered with en-suite facilities. For breakfast, where possible, we use locally sourced ingredients and cater for varying dietary requirements.

Pre-Arrival

• There is a local company which supplies equipment that can be hired, see contact information for details.

• We regret that we are unable to accommodate guests’ pets but we do of course welcome assistance dogs.

• The nearest shops are in the centre of town.

• The Access Statement is available in larger print on request.

• The nearest bus stop (No 2 CT Coaches Bus, No 31 Lansdown Park and Ride) is 70 metres from the property. Ask the driver for the stop Hamilton House. There is a shelter and seating. The No 31 bus service can accommodate wheelchairs.

• The No 2 runs every hour Monday to Saturday. The No 31 (Lansdown Park and Ride) runs every 12 to 15 minutes Monday to Sunday.

• The railway station is one and a half miles away and First Great Western operate services connecting with London, Bristol, Birmingham and the South West.  Accessible taxis are available at the railway station but we can book one for you in advance if required.

• Bristol Airport is approximately  40 minutes by car. EasyJet, Ryan Air, KLM and Aer Lingus operate from Bristol Airport alongside other airlines.

 

Car Parking and Arrival

• Off street parking is available at the front of the property.  The nearest parking space is approximately 2 metres from the front door.

• The driveway has a gravel surface and external tiled entrance leading to the front door.

• This is well lit at night by motion sensor lighting at the entrance and on the garage.

• There are no steps to the front door, however there is a 2cm lip.

• The front door is 76cmwide.

• Assistance can be given with luggage.

 

Welcome Area

• Guests are welcomed and asked to register in the hallway which is level throughout.

• The floor is made of oak.

• The area is evenly and well lit with overhead LED spot lighting.

• A magnifying glass, pen and pad of paper are available on request.

• Guests are shown the communal seating area, dining room and their bedroom.

 

Bedrooms

Our three guest rooms are accessed by means of stairs with 19cm steps. There is a hand rail on one side.

The doors to the bedrooms are 76cm wide.

The height of all of the beds from the top of the mattress to the floor is 60cm. The beds in all bedrooms can be accessed from either side.

Rooms are bright and evenly lit. Overhead LED spot lights are controlled by a dimmer switch. Bed side lamps are available in each room.

Our beds are made up with feather and down duvets and pillows, however alternatives are also available. Please specify before your arrival if required.

All of our bedrooms offer seating, bedside tables, wardrobes (including drawers), dressing tables, short pile carpets, and flat screen digital televisions with available subtitles and remote control.

 

Bathrooms, Shower Rooms and Toilets

All rooms have en-suite bathrooms.

Bathroom 1

• Door opening to the bathroom is 69cm.

• A  4cm lip into the shower cubicle with fixed head and hand held shower attachment.

• Toilet height is 46cm.

• The wash basin height is 90cm

• Lever taps on the wash basin.

• Well lit with overhead LED spotlights controlled by a dimmer switch and lighting around the mirror.

Bathroom 2

• Door opening to the bathroom is 69cm.

• A level entry step free shower cubicle with fixed head and hand held shower attachment.

• Toilet height is 46cm.

• The wash basin height is 85cm.

• Well lit with overhead LED spotlights controlled by a dimmer switch and lighting around the mirror.

Bathroom 3 (including bath)

• Door opening to the bathroom is 76cm.

• A 4cm lip into the shower cubicle with fixed head and hand held shower attachment.

• Toilet height is 46cm.

• The wash basin height is 84cm with lever taps.

• A bath with non slip bath mat incorporating hand held shower attachment. Bath is 55cm high.

 

Public Area – Halls, Stairs, Landings and Corridors

• All public areas, hall, stairs and landings are well lit using LED spot lights and other ceiling lights.

• The hallway is oak flooring and the stairs and landing are short pile carpet.

• There is a continuous flight of 14 steps to the first floor with a hand rail on one side.

 

Public Area – Dining Room

• The dining room is situated on the ground floor with step free/level entry from the hallway.

• The door opening to the dining room is 66cm wide and it is level throughout.

• Large patio windows allow plenty of natural light and LED spotlights and further lighting levels are controlled by dimmer switches.

• The flooring is oak flooring.

• There is seating for six people at three separate solid walnut tables with co-ordinating chairs.

• Breakfast is served but you can help yourself to fruit juice, cereals and fresh fruit from co-ordinating oak shelves.

• We are able to cater for varying dietary requirements. Please advise us when making a booking.

• Crockery is colour contrasted with the table where possible.

 

Public Area – Communal Seating

• Two soft chairs and a low table are situated on the first floor via the stairs and landing.

• Lighting is natural daylight from patio doors, LED spotlights and further overhead lighting partly controlled by dimmer switches.

• The flooring is short pile carpet.

 

Public Area - Toilet

• There is a small unisex toilet with one toilet and one sink situated next to the entrance to the dining room on the ground floor.

• The toilet door opens with a clear opening width of 84cm.

• There is level entry but no space to the side of the toilet.

• The toilet is well lit with LED spotlights.

• The toilet is 44cm high.

• There are lever taps on the sink.

 

Garden

• For guests we have a designated area in the rear garden which guests may use as the smoking area as smoking is not permitted in the property. An ash tray can be provided on request.

 

Additional Information

• The house is fully heated using an air source under floor heating system and temperatures can be adjusted using the thermostats in each room.

• There are automatic audible smoke alarms in the main and upper halls.

• Our evacuation procedure can be found in the information folder in each bedroom.  Should you require it someone will come to your room and assist you with evacuation.

• Free WiFi is available throughout the property.

• Mobile phone reception is generally good.

• The nearest Shopmobility is one and a half miles away in the Council Connect Office on Manvers Street. It is recommended that the loan of equipment is arranged in advance.  You can contact Shopmobilty on Tel: 01225 481 744 between the hours of 0830 – 1700 Monday to Thursday, 0830 to 1630 hours Friday and 0900 to 1630 hours on Saturday, Sunday CLOSED.

• The nearest General Hospital with and A&E unit and walk in NHS is two miles away and our nearest Doctor’s Surgery is one mile away. Please let us know if you require further information about these.
